This project involved re-roofing all roof areas, approximately 1800m2 to the horizontal also stripping and re-lining the existing mansard perimeter gutters.

 

All areas had reached the end of their useful lifespans with ingress of rainwater being detected in the occupied flats below.

 

Severe ponding of rainwater was relevant in various locations due to inadequate falls within the original roof construction.

 

Remedial works had proved ineffective so only a total re-roofing operation would solve the problems being experienced.

 

In conjunction with Langley Waterproofing we agreed a specification of works which involved stripping the existing waterproofing and insulation back to the original vapour barrier.

 

The new specification of works included laying Paradienne SVV vapour control layer, tapered Parafoam roof insulation and 2-layer waterproofing consisting of an underlay of Adepar JSVV and capsheet of Elastoflex mineral.

 

The works also involved raising the roof perimeter curbing to suit the new raised roof levels which was not as easy as it sounds.

 

Rooflights and access hatches were replaced with new.

 

New vent cowls were fitted to all soil and vent pipes and new refurbishment rainwater outlets installed.

 

To the mansard sunken gutters the existing mansard tiling required releasing and later refitting.

 

The Safe2Torch system was adopted at all relevant locations.

 

We are delighted to advise that although adverse weather conditions occurred during this project there was no rainwater ingress.

 

Our client was extremely pleased with the way that we managed the project regarding health & safety, bearing in mind this was an occupied site with mainly elderly residents and no issues were raised throughout the duration.

 

The quality of the workmanship undertaken by our operatives is of the highest standard and the client and Langley’s technical representatives were extremely complimentary regarding the standard of workmanship and how these roof areas have been transformed.
